Siging a lease

1. How do students ensure that they are exempt from Council Tax?

Answer:

We will ask you to provide us with a copy of your University ID card and make the necessary arrangements with Reading Borough Council to exempt you from Council Tax.

2. Who is responsible for reporting meter readings for utilities at the property?

Answer:  We will read the meters at the beginning and end of each tenancy.

3. Can we change the utility suppliers?

Answer: Yes you can, however you must notify us of the details.

4. What can a student expect to be provided with in terms of furniture for each room?

Answer:  Landlords are advised to provide each room with a good quality bed, wardrobe, and a desk and chair to work from.  Communal areas should offer a seating and eating area.  Kitchens will offer white goods and storage for cutlery, crockery and food.

5. How many keys would we be expected to have ?

Answer:  The Landlord must provide a set of keys for each occupant and a further set for the agent.  Security is an important issue, and any door that offers the opportunity to double lock, should be double locked at all times.  Windows should also be locked if window locks are provided. 

6. If any repairs are needed, how would they be arranged?

Answer:  You must notify us of all maintenance issues as soon as possible. In the event of an emergency involving statutory services you should call the following numbers;

Tenants are obliged to behave in a ‘tenant like manner’  (Warren v Keen 1954). This means such things as lost or broken keys, blocked drains, garden maintenance etc will be the responsibility of the tenant.

7. What does HMO mean and how does it apply to students?

Answer:  HMO stands for House of Multiple Occupation and in the Reading area this applies to all properties housing 5 or more people over 3 floors.  The property and Landlord are licensed by Reading Borough Council to ensure that the property complies and is not over-occupied.

8. How are we expected to pay our rent?

Answer: Rent is required monthly, normally in advance, by Standing Order.  Any other arrangements are strictly on one to one basis.

9. What charges would a student normally have to pay before moving into their accommodation?

Answer:  The first months rent, 6 weeks holding deposit and administration charges are standard.

10. When should we start to look for a house ?

Answer:  The majority of students will start to look in the Spring – first come first served

11. Where happens to my deposit?

Answer:  From April 2007, there is a legal requirement for the deposit to be insured.  Uni-let.net will arrange for your deposit to be held in a dedicated insured client deposit account where it is held against any damage to the properties or failure to pay rent.
